Heading up this division for Home Center Sotheby’s is our international expert, Kerry Phelan O’Dea. Widely travelled and fluent in several languages she has recently obtained the coveted Worldwide ERC affiliation. This means that we can better present your homes not only to the local market but literally the world!
Worldwide ERC® conducted a 5-question Pulse Survey of Corporate members in the first week of May 2010 to take a snapshot look at what organizations are experiencing with regard to their present day relocation volumes as well as the relocation benefits being provided. Nearly half (47 percent) of employer members indicated that they are presently relocating a somewhat or significantly increasing number of current employees, while only 19 percent report relocating a decreasing number. For half of corporations, new hire transfer volumes have remained the same, an additional 35 percent report increasing numbers. Of the 864 Corporate/Government member organizations invited to participate in the online survey, 165 responded—a 19 percent response rate. Data pertains to employees relocated domestically within the U.S.

Have you read a lot in the local press about the July 2010 home sales figures being down from last year? Is there really a “Plunge” and a “Sharp Drop Off”?
I think the reporters have fallen victim to a common error when looking at statistics; failure to take a broad enough view. While same-month-different-year data comparisons can be interesting, they can also be deceptive. Are there variables that skew the data for example?
There was the much ballyhooed $8,000 tax credit. What was the effect of that? Could it have “pulled” home buyers who would have bought in June and July into the tax credit qualifying months earlier in the year?
Look at the numbers. In the first seven months of 2009, there were 19,835 single family homes sold at a median price of $280,000. During
the same period in 2010, including the problematic month of July, sales ROSE by over 12% to 22,314 and the median selling price went up almost 7% to $300,000.
So, it looks like there was a “pull ahead” in home sales earlier in the year which did have the effect of lowering July sales volume but it is equally true, and perhaps more important, that real estate so far this year has not suffered but in fact is growing quite nicely.
Also, keep in mind that this data is for all of Massachusetts. Our local market is more robust with higher property values, of course.

Gail Petersen Bell
Gail Petersen Bell, President and Owner of Home Center Sotheby’s International Realty was recently featured in an article in the Patriot Ledger, Quincy’s daily paper.
Commenting on the spurt of activity in the home market for properties over $1 mil, Bell was quoted as saying “There was a huge pent-up demand. Last year people even in that price range were still waiting.”
Leger reporter Steve Adams noted that “Between Jan. 1 and mid-August, sales of million-plus homes increased 37 percent statewide compared with the same period last year, according to the MLS Property Information Network.
On the South Shore, Hingham has been the epicenter of the high-end revival, with 28 homes priced above $1 million changing hands this year.”
“The relocation market has been a bigger factor in 2010 than in 2009 in generating a new source of buyers,” Sotheby’s Bell said.
“Boston has been an attractive region for relocation clientele, and this past year there have been a lot of changes in business plans and people have moved into the area,” Bell added.
Gail Bell can be reached at the Sotheby’s Hingham office at 781-749-8833.
